Market Overview
This month in San Francisco’s Outer Avenues, covering the Outer Parkside, Outer Sunset, and Outer Richmond, we saw a continuation of seasonal patterns. More listings are coming to market as we move toward summer, but competition remains strong for well-presented homes.
Move-in-ready properties are generating serious interest, while homes needing updates are sitting longer. My own clients have been active in this market, writing offers on homes where preparation and pricing made all the difference.
Notable examples:
• 4535 Balboa Street was listed at $2,195,000 and sold for $2,600,000
• 421 Point Lobos was listed at $2,495,000 and closed at $2,700,000

Quick Insight
Inventory remains tight despite slight price corrections compared to early 2024. Properties that are well-staged, priced right, and marketed effectively are still receiving multiple offers, especially in the Outer Richmond.
